Real estate is simply dirt and whatever is attached to it. The location of that dirt largely determines its value. Land situated in high growth and development areas naturally carries a higher dirt value while land located in rural areas carries less dirt value. Resources are what the land produces. Timber, crops, livestock,  etc. are all important resources when establishing land values. Water availability through lakes, ponds, creeks, rivers and in some cases irrigation systems increases land values and proves vital for many land
uses. Georgia's abundant mineral deposits of kaolin, granite and quarry gravel boost the state's economy by providing skilled jobs and paying royalties to landowners.

GREEN is a common term or phrase today. Before this term became popular, it was called Conservation.
